New Florida HOA & Condo Website Law: Requirements & Checklist

The 2024 modification to Florida Law 720 (Senate Bill 1203) mandates that any Association comprising 100 Residential Units or more must establish a Community Website by the 1st of January, 2025.

These Associations are obligated to publish digital files on their Community Websites. Certain files need to be accessible in the private Resident Portal, while other files need to be visible and public to all.

We’ve compiled a list of the must-haves to be compliant with the new Florida HOA Website requirements.

Summary of Florida HOA Website Requirements:

 

Applicability:

  • Applies to homeowners’ associations with 150 or more parcels
  • Applies to condominium associations with 100 or more units

Website Requirement:

Content Requirements:

  1. Association’s governing documents (declaration, bylaws, articles of incorporation)
  2. Rules and regulations
  3. Management or other contracts or documents related to the operation of the Association
  4. Annual budget and financial reports
  5. Summaries of bids for materials, equipment, or services exceeding $500
  6. Board meeting notices and agendas
  7. Approved meeting minutes

Access:

  • The website must be accessible through the internet
  • A protected section of the website must be accessible only to owners with a login and password

Updates:

  • Required documents must be posted in a timely manner and updated regularly

Privacy Protection:

Compliance Timeline:

  • Associations were required to comply by a specific date (January 1st, 2019) which has now passed, in order to comply with the original condo website requirement law. Now, the new deadline is January 1st, 2025 for the most recent Florida HOA Website Requirements. 

Exceptions:

  • Certain documents may be exempt from posting if they contain information that’s protected under law
